Now picture this, the Craigslist ad for Bran Castle, commonly known as Dracula’s Castle, which is now up for sale. It can’t be an easy one to write, but it’d be fun to read:

“New listing: 8 Bed/4 Bath castle near Transylvania… Built in the 13th century, but renovated in the early 90s… plenty of space… lots of old world charm… previous owner Prince Vlad III of Wallachia, aka Vlad The Impaler, was known for excessive cruelty, but the stench of 80,000 impaled souls is long gone now due to a newly remodeled kitchen and lanai… great play room for kids… asking $80 million or next best offer.” While we’re not exactly sure of those room details, that asking price is actually legit.

Vertical-Glass-House-in-Shanghai-1

The Vertical Glass House in Shanghai by Chinese firm Atelier FCJZ, the entire house has glass floors instead of windows, so one can peer directly into the downstairs bathroom from the upstairs dining room. Concrete walls are paired with wooden formwork, and each glass floor fits into a pair of narrow horizontal openings in the walls. Extra lighting along these slots generate stripes of light on the building’s façade at night. Designed by Yung Ho Chang as an urban housing prototype for a competition in 1991, the concept was taken to reality as part of the West Bund Biennale of Architecture and Contemporary Art. The Vertical Glass House now serves as a guesthouse for visiting artists and architects.

Heydar Aliyev Center by Zaha Hadid Architects

01 02 03 04 05 07

Zaha Hadid Architects have designed the Heydar Aliyev Center in Baku, Azerbaijan. The Heydar Aliyev Center hosts a variety of cultural programs, its design is a departure from the rigid and often monumental architecture of the former Soviet Union that is so prevalent in Baku, aspiring instead to express the sensibilities and diversity of Azeri culture. The Center’s design establishes a continuous, fluid relationship between its surrounding plaza and the building’s interior. The plaza, as the ground surface, accessible to all, rises to envelop an equally public interior and define a sequence of event spaces within. Undulations, folds, and inflections modify this surface to create an architectural landscape that performs a multitude of functions: welcoming, embracing, and directing visitors throughout the center; blurring the conventional differentiation between architecture and landscape, interior and exterior. Fluidity in architecture is not new to the region. The continuous calligraphic scripts and patterning of historical Islamic architecture flow from carpets to walls, walls to ceilings, ceilings to domes; establishing seamless relationships and blurring distinctions between architectural elements and the ground they inhabit. The Center’s design relates to this historical understanding of architecture, not through the use of mimicry or a limiting adherence to the iconography of the past, but with a firmly contemporary interpretation.

Arctia Shipping’s Floating HQ

arctia_hq_02 arctia_hq_03

Finnish icebreaker company Arctia Shipping have unveiled their brand new floating headquarters located in the Helsinki harbor. Designed by K2S Architects, the 10,000 sq ft space mimics the icebreakingships their business revolves around, using a cold and stark exterior with a warm wooden interior. According to the architects, the decision to have a floating office was based on Arctia’s need to have their team as close to its ships as possible. It also allowed the KS2 to work from a blank canvas without the need to clear land or impact the surrounding landscape. Speaking to Gizmag, K2S architect Mikko Summanen said: “There was not enough space on ground and this solution also allows the company to move the office building into another location if necessary. The whole structure was built in the dock yards in controlled climate conditions, which is a great benefit in a Nordic climate.”

House Tati with dramatic views, Johannesburg

Luxury-Property-Design-South-Africa_07 Luxury-Property-Design-South-Africa_03 Luxury-Property-Design-South-Africa_01Luxury-Property-Design-South-Africa_02

Johannesburg-based architectural practice Nico van der Meulen Architects have completed the House Tati project, a contemporary five-storey home that was finished in 2011, and can be found in Bassonia, Johannesburg, South Africa. The luxury South African property was redesigned and ingeniously transformed into a contemporary home. The building is located on a very steep and narrow site with 180° views to the east, which allowed the architectural design to take advantage of the spectacular views, but acted as a challenge when the architects wanted to add habitable space. The contemporary makeover was given to the entire building: from the street to the east façade one can enjoy the modern feel thanks to the use of concrete, steel and glass.

Luxury-Property-Design-South-Africa_05 Luxury-Property-Design-South-Africa_06

Sun control became key element of the design and the main architectural feature, since the building is mostly facing east. The northern and western façades are screened by the use of vertical louvres to allow sun control and degrees of privacy from adjacent properties. Northern sunlight enters the interiors through new double-volume glazing in the main staircase shaft, while pipe pendant lights from renowned designer Tom Dixon add a touch of luxury and visually connect the volume with the staircase below. The entertainment area and the children rooms are situated one floor lower, at the 3rd level. Here there is a private TV home theatre, a covered terrace with the pool deck, and the main suite on a mezzanine level. Finally, on the ground floor one finds a gym, home spa, hobby room and the squash court as well as a wine cellar and tasting room. The architectural style is complemented by the contemporary interior design, which was developed taking into account the ambience of a city pad with the main focus turned to the views.

Contemporary private Palm Beach property, Sydney

Contemporary-Property-Australia-01 Contemporary-Property-Australia-00 Contemporary-Property-Australia-02 Contemporary-Property-Australia-03-910x910

Australian interior designers and architects Pike Withers Interior Architecture have designed a stunning residential property in Palm Beach, Sydney, Australia. According to the architects:

The client had visited our recent project, the exclusive Qualia resort on Hamilton Island and wanted us to bring this resort feel into his beach house. He wanted a laid back feel that was intrinsically calming. A particular request was ‘to be able to sit on the view’. This required an extensive re-think to the planning of the whole house. The kitchen and living areas were completely re-planned to create larger spaces that flowed seamlessly into one another. Balconies were extended and an automated sliding roof was installed over the living area to allow the house to literally ‘open up’. It was important for us to maintain an Australian feel and avoid the Bali cliché’s in producing a resort aesthetic. Although the aim was to have open spaces that were more communal and social this needed to be balanced with quieter spaces. The use of built in banquettes throughout the contemporary Australian house created intimate spaces to sit and escape or soak up the view. A particular innovation was the installation of the retractable roof that spanned over the whole living area.As the project was a refurbishment, there was always a carefully considered approach to what we could re-use. The bones of the house were good, so nothing was demolished without justification. Some of the elements from the existing house, such as some large timber beams were re-used into the landscaping. There was also an emphasis on improving the amenity of the contemporary house. The building changes meant that ventilation and light penetration were improved greatly. The use of custom made sliding timber and glass louvered screens meant that these elements could be controlled and flexible and therefore prevented a drain on artificial heating/cooling and lighting.

Ong and Ong Pte’s Modern House in Singapore

1250632170blairrd01 1250632209blairrd03 1250632248blairrd07

Designed by architects Ong & Ong Pte, this modern house in Singapore is meant to give you “a spatial experience that excites the senses by promoting light.” The architects sought to create a relationship between the metallic elements and subtle tones within the house by wrapping aluminum cladding in the air well. This air well divided the two sections of the house and became the perfect place for an indoor/outdoor swimming pool. The coolest part, of course, is that you can open up the glazed partitions of the house so that the first floor becomes one large living space. The ground floor, then, is not only a lounge and dinning area, it is an ideal place to relax and sit poolside, a place to sip margaritas and soak in the rays.

Villa SSK by Tokyo Bay

villas6(1) villas3(1)

Check out the Villa SSK by Takeshi Hirobe Architects.  The house is made of wood, it does afford the inhabitants many beautiful vistas. On the other, the structure seemed somewhat out of place among its very plain-looking neighbors. this villa by Tokyo Bay. It reads like a thoroughfare between the mountain and the sea. The vistas are clear and beautiful from many angles, and each viewpoint is different. By combining rigid timber veneer walls and truss arches, the tunnel-like space is achieved without almost no right-angle walls, all of which adds to the feel of the unexpected. The residence includes spacious living, dining and kitchen areas, a bathroom overlooking the ocean, and one guest room. It also boasts a special room that can be used to display the owner’s beloved car.  The way the tiled central courtyard functions as an outdoor living room, where the owners’ dogs can play and where larger parties can be held.  Water also flows into the courtyard to create a pond. The bathroom, with its round tub, has possibly the best view in the house.

Visually Stunning Store Concept In Shenzhen, China

Shanghai-based interior designers and architects Coordination Asia have completed a new breed of telecom stores named AER for AISIDI, one of China’s leading resellers of mobile and digital products and services. AER is a retail brand that offers customized mobile services in a playful, cool and customer-focused environment. The architects took on branding as well as VI and store design for AER. The first AER store has now opened in Shenzhen and new stores are planned to open China-wide soon.

Inspired by the growing importance of mobile Internet use in daily life in China, the firm created an out-of-the-box brand that turns the act of purchasing a mobile product into an active and fun experience. AER is based on a great understanding of mobile lifestyle, in which mobile devices keep you connected, entertained and updated through a variety of online and offline apps. The store layout of the commercial property has been designed as an interactive environment that caters to the needs of different target-customers: Trendy, Lifestyle and Tech Savvy. Products are thematically presented in combination with related accessories, apps and carriers on custom-made presentation tables with ‘serving trays’. Following a black runway from the entrance, customers find the App Bar where they can try out mobile apps on a large interactive screen. Painted pegboards are used to cover the walls of the store. This allows display shelves to be hung freely within the whole space and to be changed location at all times. The whole interior is flexible, so that changes in layout can be made quick and easily. The interior designers have created a concept that fits perfectly for the needs of mobile-minded customers, who are used-to ‘click and play’ and never want to be bored. The ever-changing store concept of AER will keep customers coming back, providing them with an exciting and new experience every time.

The Luxury 16th 1448 Houghton Property, Johannesburg

Cape Town-based design practice Stefan Antoni Olmesdahl True Architects (SAOTA) has completed another fabulous property—the 6th 1448 Houghton ZM project—completed in 2012, the stunning property can be found in Houghton, Johannesburg, South Africa. The brief was to create a home for an extended Johannesburg family. Situated in Houghton on a gentle slope, the site is surrounded by trees and has views from the upper levels. The architects say the site was split into two separate sites organized around a common entrance and driveway providing access to both houses. The luxury South African houses have a U-shaped configuration organized around an internal courtyard and allows access to all of the living spaces and the swimming pool. A perforated wall separates the public forecourt from the private spaces.

Internally the spaces pivot around a central volume with a ribbon like spiral stair. The living spaces, kitchen and private garden are to the north, while the games room, pool and gym are to the west. All of these spaces connect to the courtyard which in turn connects back to the main house and its living spaces. Because of the west facing façade, a set of large shutters, which drop below the level of the first floor slab, provide shade and protection from the setting sun. Care was also taken in selecting performance-glass that would minimize the impact of direct sun. The bedrooms and study are on the upper level. The passage to the children’s bedroom runs along the perforated wall that separates the building from the driveway.

Antoni Associates an interior design specialist firm were appointed to create a contemporary interior which needed to reflect the family’s lifestyle. The décor and furniture selected are modern and have strong lines to complement the linear architecture. A number of bespoke furniture pieces were designed by OKHA Interiors. Neutral palettes with accent colours have been used throughout. Strong graphic rugs add drama and texture to the rooms which offset against the solid architectural surfaces. Curated art by South African artists amongst others Lyndi Sales and Philip Barlow have been placed throughout the contemporary South African property.

The Pierre By Olson Kundig Architects.

The Pierre is one of the most beautiful houses I’ve seen in a long time and its view over the San Juan Archipelago is incredible.  The house celebrates the materiality of the site and that combined with a green roof makes the house blend with the surrounding, making it almost invisible from certain angles. I’m having a hard time finding anything wrong with the exterior or the interior for that matter. The interiors combination of older looking, inviting furniture stands in wonderful contrast with the raw concrete walls. Well what can you say, Olson Kundig Architects really did their thing.

The Villa Krona.

Positioned on a remote island in the Gullkrona Archipelago, Finland, the ‘Villa Krona’, a single family residence designed by Helsinki-based practice Helin & Co Architects has been nominated by the world architecture festival for an award in this year’s house category. perched high upon a cliff overlooking the Baltic Sea, this segmented dwelling and veranda gradually unfolds to reveal unobstructed vistas of the sunrise and sunset along with changing weather of the seasons. Autumn storms send thrashing waves towards the structure allowing them to gradually freeze within view from the interior.  Immersed in nature, inhabitants are provided with a dynamic retreat from monotonous environments.
